An apartment can fit your monthly budget and still require more cash than you have on the move-in date. Annual rent, installment timing, deposits and setup costs belong in the same worksheet, but they should not be treated as the same type of expense.
Read the financial details before accepting
Ejar’s residential-contract service includes financial details and a contract review before certification. Match the rent, payment dates and agreed charges to the property you intend to rent. Keep the approved contract and receipts together rather than relying on an agent’s chat messages as your only record.
Turn annual rent into a monthly reserve
Suppose a fictional home costs SAR 36,000 per year, paid in two equal installments. The monthly reserve is SAR 3,000, but each installment requires SAR 18,000 on its due date. This is arithmetic for planning, not a Riyadh, Jeddah or Dammam market-rent estimate.
If you have six months before the second payment, saving SAR 3,000 monthly prepares the next installment. If only three months remain and nothing has been saved, the required monthly amount is SAR 6,000. The annual rent has not changed; your preparation time has.
Build a move-in cash worksheet
| Illustrative item | Cash needed | How to track it |
|---|---|---|
| First rent installment | SAR 18,000 | Housing expense for the covered period |
| Agreed refundable deposit | SAR 2,000 | Cash tied up, subject to return conditions |
| Moving and setup | SAR 3,500 | One-off expense |
| Total upfront cash | SAR 23,500 | Required before or during the move |
Replace every figure with the actual contract or quotation. Add any separately agreed utility, brokerage or service amounts where applicable, checking who is responsible. Do not assume that a fee shown on a platform is the same thing as an agent’s fee or a tenant’s deposit.
Compare locations using total costs
A lower rent can be offset by transport, parking or longer travel. Compare the commute you will actually make, not just the distance on a map. Families should add the costs relevant to their circumstances rather than adopting a generic single-person budget.
Use our savings-goal calculator for the next installment or moving fund, and the cost-of-living guide to organize recurring costs. If comparing renting with ownership, include financing and ownership expenses instead of comparing rent to a mortgage installment alone.
Keep your deposit record useful
Record the agreed deposit, the condition of the property and relevant written terms at move-in. Keep handover evidence organized so you can explain any disagreement later. A deposit is not money available for next month’s expenses while it remains held by someone else.
Frequently Asked Questions
Does monthly affordability mean monthly rent payments? No. Your contract’s schedule determines when cash is due.
Should I count a refundable deposit as rent? Track it separately: it affects cash availability even if you expect its return.
Are the example amounts typical city prices? No. Obtain current quotes for your neighborhood, household and property type.
